Sealcoating
Sealcoating for Homeowners & Businesses in Austin

Sealcoating adds a protective layer that keeps asphalt from breaking down in heat, water, and changing weather, so it lasts longer and you avoid repaving.
Why sealcoat?
Asphalt has been used on roads and walkways since the early 1900s. But heat, water, and changing weather wear it down quickly. Sealcoating protects it and extends its life. Its outer layer also guards against gas, oil, and other harsh chemicals.
For homeowners, your driveway is one of the first things visitors notice. Sealcoating is an affordable way to keep it looking good. Wear is unavoidable, so cracks need filling and the surface needs resealing from time to time.
For business owners, your parking lot is an investment. A sealed, well-striped lot looks good, gives customers clear places to park, and is safer. A customer who trips on a damaged lot can sue, so upkeep also protects your business.
When can I sealcoat my driveway?
How old is the surface? New asphalt needs about 4 to 6 months before its first coat so oils can work out. Once water no longer beads up on it, it's ready.
Have you sealcoated before? Tell your contractor. Resealing on schedule protects the surface and helps you avoid costly repairs. Wait too long and the asphalt may need to be removed and replaced.
Do you see wear? Cracks and worn spots mean it's time for a fresh coat. Regular checkups keep a driveway in good shape.
Best weather for sealcoating
Sealcoat needs the right temperature to dry properly. Air and pavement should be around 60°F or warmer, with about 70°F and direct sun being ideal. If it has just rained, it's best to wait, since the sealer won't stick well.
How to prepare your driveway or parking lot
Don't use pesticides or fertilizer near it for a full week before.
If it rains the night before or the day of, we'll reschedule. Keep sprinklers and hoses off the surface.
Clear off all cars, tools, and equipment, and plan to park elsewhere while it dries. Businesses that can't close the whole lot can ask us to do it in sections.
How to choose the right sealcoating contractor
Ask whether they're licensed and insured, and can show proof. Ask how many years of experience they have. Look at photos of their past jobs. And ask what materials they use and have them explain the process to you.
