Asphalt Overlay & Resurfacing in Austin

When the surface is worn but the base is still solid, a new 1.5 to 2 inch layer of hot-mix asphalt gives you a fresh surface without a full tear-out.

Overlay, sealcoat, or rebuild

Sealcoat is a protective film for asphalt that is still solid with only small cracks. An overlay is a new asphalt surface laid over an old one when the top is worn, cracked, or gray but the base underneath is still firm. A full rebuild — removing everything and reconstructing — is the right call only when the base itself has failed.

Widespread alligator cracking, deep ruts, sunken areas, and potholes that keep coming back are the usual signs the base is gone. We'll tell you honestly which one your lot needs.

How an overlay goes

We inspect the surface and repair what's under it: patch potholes, fill cracks, and fix soft spots so the new layer isn't laid over a problem.

Then we mill or clean the edges, sweep and tack the existing surface, spread 1.5 to 2 inches of hot-mix asphalt, and roll it compact and smooth. Drainage, entrances, and curb heights are checked so the new surface doesn't trap water against your building.

Once it's cool, we restripe the lot and mark the ADA stalls so the finished job is usable and legal.

Milling and removal

Milling grinds off the top layer of asphalt to a set depth. It's how we keep an overlay from raising the surface too high at garages, door thresholds, and curbs, and how we restore slope where water has started to pond.

Full removal and haul-off is for lots where the old asphalt has to come out entirely before the base is rebuilt.

Good candidates for an overlay

Lots with lots of surface cracks but a firm base, tired gray asphalt that still drains fine, and lots where you want a fresh surface for far less than a rebuild.

When an overlay is the wrong call

If the base is moving, an overlay cracks right through within a season or two. Paying for a surface over a failed base is the most expensive mistake in asphalt, and we'd rather tell you no and quote the repair.

Quick questions

How long does an overlay last?

On a solid base, with crack filling and sealcoating on schedule, an overlay can give you 10 to 15 years or more.
