Line Striping & Parking Lot Marking in Austin

Crisp stall lines, fire lanes, ADA stalls, arrows, and curbs in traffic paint or thermoplastic, laid out to code and easy to see at night and in the rain.

What we stripe

Parking stalls and bay counts, fire lanes and no-parking zones, ADA and van-accessible stalls with access aisles, one-way arrows and traffic patterns, crosswalks and pedestrian paths, stop bars, building names and suite numbers, and curb painting in red or yellow.

We also re-stencil faded ADA symbols and wheelchair markings, and mark out stalls that are no longer used.

Traffic paint or thermoplastic

Waterborne traffic paint is the most common choice and costs the least. It dries in roughly 30 to 60 minutes and typically holds up 12 to 24 months in normal traffic.

Thermoplastic is heated and melted onto the surface. It's thicker, grips better, and lasts two to three times longer, so it's worth it in high-wear spots: crosswalks, stop bars, fire lanes, and ADA symbols.

Layout that holds up to inspection

We count your total stalls and mark the number of accessible and van-accessible spaces the ADA and Texas rules require for that count.

Stall widths, aisle widths, and fire lane widths follow the layout your city approved, and fire-lane curbs are painted and stenciled to the Austin Fire Code.

We walk the finished lot with you and photograph the layout so you have a record of what was marked.

How the job goes

We sweep and blow the surface clean so paint bonds, then tape or chalk the layout and confirm it with you before anything is painted.

Then we mask off, paint or lay thermoplastic, stencil symbols and text, and keep the area closed until it sets. Traffic paint is usually back in service within an hour.

Working around your business

Striping is fast and clean, so we can work at night, on weekends, or in sections to keep most of your lot open. If you just had the lot sealcoated, restripe right away: sealcoat covers the old lines.

How often to restripe

Most lots need fresh lines every 12 to 24 months. Retail centers, drive-throughs, and lots with truck traffic often need it yearly. If lines are hard to read at night or in the rain, they're already overdue.

Quick questions

Can you stripe over the old lines?

Yes. If the asphalt is in good shape, we paint right over the old layout, or re-space the stalls if you want a different count.

How long before cars can park?

Traffic paint usually takes 30 to 60 minutes. Thermoplastic cools in minutes, but we keep traffic off until it's fully set.
