Parking Lot Repair
Parking Lot Repair & Maintenance in Austin

A plan that catches small problems early: inspection, cleaning, crack filling, pothole patches, sealcoating, and restriping on a set schedule.
What a maintenance plan covers
A walk-through inspection with photos, sweeping and clearing drains and inlets, crack filling, pothole and patch repair, sealcoating every two to three years, and restriping when lines fade.
You get a written note of what we saw, what needs doing now, and what can wait, so you can budget instead of guessing.
What we look for
Standing water that doesn't drain, raveling (loose aggregate and a gray, sandy surface), alligator cracking, broken or sagging edges, oil and fluid spots, sunken valve boxes and loose bollards, and faded or missing ADA markings.
Most of these start as water problems. Catch them while they're surface-deep and the fix is cheap. Let them sit and you're looking at a rebuild.
Fix the water first
Austin's clay soils swell when wet and shrink when dry. If water sits on your lot, the base under it softens and eventually fails.
Sometimes the fix is clearing a plugged drain. Sometimes it's regrading a low spot, adding a drain, or cutting the surface back and rebuilding that section before it's paved over.
Scheduled work vs. emergencies
Scheduled work is cheaper and easier to plan around. A pothole that swallows a shopping cart or trips a pedestrian is not a scheduled problem, and it can become a liability problem fast.
We keep time open for emergency patches so a lot can be made safe the same day we're called.
What we need from you
Gates and access unlocked, sprinklers off for 48 hours before any sealing, and vehicles moved off the areas we're working. Lots that can't close entirely get done in sections with the cones and cones-back plan we agree on up front.
Why a yearly plan pays
Crack filling and sealcoating cost a small fraction of repaving. A lot kept on a schedule can go 20 years or more before it needs a real rebuild; a lot left alone usually needs one far sooner.
Quick questions
Do I need a plan, or just one repair?
One repair is fine. But if you're calling us twice a year for the same lot, a plan usually costs less than the emergencies.
How fast can you get to us?
