How Often Should You Sealcoat Your Driveway?

In our experience, every second year. Here's why waiting too long costs more.

When is the next time?

Once you've owned a home for a while, you start planning maintenance years ahead. Say your driveway was sealed three months ago and looks great. When should you call us again?

Our answer: every 2 years

There's no one answer, because it partly depends on how you like your driveway to look. In our experience, every second year works well.

Some clients want their driveway looking perfect all the time, so they call us every fall for a touch-up. Others wait too long and end up with costly problems that were easy to avoid.

What happens if you wait

As the seasons change, asphalt gets weaker. Weak spots start to crack, and those cracks let water get under the driveway. With no sun to dry it out, that water can sit there for weeks, damaging the ground underneath.

How we fix cracks first

We use a three-step process to make sure cracks are completely filled and sealed. Then we check that everything is solid and flat before we start sealcoating.

Better sealer lasts longer

Cheaper sealers are thin and watery. We use a thick, heavy-duty sealer instead. It takes a little longer to dry, but it usually gives you an extra year before you need to call us again.
